When we pay cash for a house, we typically use private lenders ( investors ) to fund our transactions. This means we borrow the money from an individual, such as yourself, to buy and fix-up the home; and then pay it back with interest, just like you pay your mortgage to your bank. The quick turnaround, availability of required funds, and lender flexibility make it much more attractive for us to work with private lenders versus regular banks. Since buying the properties "right" allows us to get a high rate of return on our opportunities, we are able offer our private lenders a high yield when using their money.
The maximum loan to value is 85%. That means we will borrow up to $42,500 on a $50,000 property. The money we borrow is secured by a 1st mortgage on the purchased property. Our investor receives 9- 12% interest. Monthly or Quarterly payments include principal and interest, or interest only, depending on your desires.
Interest only payments keep 100% of your principal working for you. Most loans have a balloon payment due in 1 to 7 years. The term is decided by the investor’s desires.
Sometimes we borrow offering a 2nd mortgage. For example, if there is a first mortgage for $25,000, then we can offer our investor a second mortgage of (up to) $17,500.
